What We Do and Where We Go

You have access to professional staff to get you started. Call or email us for advice in potentially solving your eviction related problem without court action. As our office never charges for advice, you have early intervention to problem tenants. 

We provide you with the notices for nonpayment of rent and no cause terminations of tenancies, as well as review problem tenant documents and correspondence free of charge.

Where it is determined that cause is necessary to terminate a tenancy, we prepare the notices and follow up with you for a reasonable fee in most cases.

Preparation of the summons & unlawful detainer complaint, and file the same day in most cases. Our in-house process servers begin attempting service of the summons & complaint the same day, in most cases.

Set tenant’s default in accordance with service, preparation and filing of clerk’s judgment of possession, Preparation and filing of writs and delivery to sheriff’s office.

Preparation and filing request to set for trial. Review of answer. Notification to client of time and place for trial. Preparation of trial and/or conference materials (including judgments, stipulations, writs). Settlement negotiations, if applicable.  

Appearance at settlements, trials, ex parte and other hearings.

Preparation of stipulations, points and authorities, oppositions, where applicable.

Preparation of responses and service of discovery.

We recognize we operate in a competitive environment and do our utmost to keep your costs down while having the ability to maintain quality service. Once you turn over the eviction to us, we take on all the responsibility to have the property returned you as fast as the law allows thereby minimizing and limiting further rent loss. Although our office is located in Santa Clara, CA, we serve jurisdictions outside Santa Clara County including  Contra Costa, Santa Cruz, San Benito, Monterey, San Luis Obispo, San Mateo, Alameda, Marin, San Francisco, Sonoma, Napa, Solano, Yolo, Sacramento, Nevada, Stockton, Manteca, San Joaquin, Stanislaus, Placer, Modesto, and all of Northern California in certain cases.
